Description

  • Choose the most cost effective foundation plan that will be durable and support a safe room for the Woodruff II White County affiliate Habitat For Humanity home.

Objectives

  • Find a better price on concrete or find a donor.
  • Determine which type of foundation (crawlspace/slab) provides the best of the following requirements:
    • Durability (wood treatment and water proofing verses a resilient slab),
    • Less time to build.
    • Cost of materials.
    • Integration of foundation and frame.
    • Optimal support of a safe room (maybe a hybrid foundation).
  • Select either a concrete slab or a footer/crawlspace foundation.

Outcomes or Deliverables

  • An optimal foundation plan to accompany the complete house plans for the Woodruff II home.
  • An estimated budget and materials list for the implementation of the foundation.

  • Was able to recommend a concrete slab foundation based on cost vs. requirement basis.

  • Planned to have full guild finished, but so far have made little progress.

  • Get the slide(s) made for the HFH presentation.

  • Trying to decide what information to use on the slides and trying to devise appropriate guidelines to include in the HFH foundation guide.

Accomplished This Period:
  • Did an in depth study on the concrete slab option and determined that for a professional install the total cost would be from $4000 to $6500 depending on the contractors labor charges and concrete prices.
  • Determined that due to the 26’ width of the house, 14’ 2”X10” will be needed for all framing boards driving the cost up for the crawlspace option plus extra sealant materials will be required above original estimation.
Planned But Not Accomplished This Period:
  • Failed to actually contact the local contractor responsible for the women’s build foundation for their price per yard of concrete.
Objectives To Next Reporting Period:
  • Try to finish up the materials list and price them all.
Risks/Outstanding Issues/Problems:
  • Lack of time to work on this project… Busy.
  • I still do not have a firm grasp on what exactly I need to be doing right now so I’ve shifted priorities to my other projects.

Accomplished This Period:
  • Completed a Gnatt chart for the project.
  • Foundation Plan Gantt Chart.xls
  • Total materials cost for the crawlspace foundation has jumped to about $2,300 due to extra blocks needed for the safe room as well as necessary height adjustment.
  • Decided to lay footer under the safe room and use J-bolts to secure the safe room.
Planned But Not Accomplished This Period:
  • Planned to work with the complete house plans team to determine exact dimensions and thus materials but didn’t get the chance.
Objectives To Next Reporting Period:
  • Start composing a list of materials and tools necessary for each foundation type.
  • Price all the items on the list.
Risks/Outstanding Issues/Problems:
  • The safe room keeps driving up the cost of the crawlspace foundation.
  • In the end a slab foundation might prove to be the best foundation option for tornado risk zones due to the extra material cost needed to reinforce a crawlspace.
  • Lack of time to work on this project is starting to be a problem as well.

Accomplished This Period:
  • Calculated cost of concrete, blocks, and lumber for crawlspace foundation to be approximately $1,803.61 excluding the additional five or so supports and any extra materials needed for the safe room supports.
  • Calculated cost of concrete for concrete slab to be roughly $2500.00 before labor.
  • Obtained a HFH crawlspace foundation plan as well as two different slab plans.
Planned But Not Accomplished This Period:
  • Nothing
Objectives To Next Reporting Period:
  • Work with the house plan team to determine exact floor dimension for Woodruff II.
  • Plan the safe room supports and calculate cost.
Risks/Outstanding Issues/Problems:
  • The safe room may add significant cost to the crawlspace foundation plan.
  • The extra framing and cinder blocks used to support the reinforced bathroom will add about $300 more to the cost but the calculated price already obtained doesn’t contain the HFH discount of 75% available on Lowe's lumber as of today.
  • We will need to treat the wood frame with a water protection to increase the life of the frame as Lowe's doesn’t have any factory water treated lumber.

September 8, 2011 to September 13, 2011
Accomplished This Period:
  • Determined that a footer and crawlspace foundation would be cheaper than a single concrete slab (wood is free!).
  • Decided to use a concrete block base on independent footer for the safe room (assuming other teams approve).
  • Determined that extensive precautions will be necessary to prevent moister from entering the crawlspace b/c of geographical issues.
  • Crawl space needs to be significantly higher than the minimum 18 inches to allow for proper inspection/repair.
Planned But Not Accomplished This Period:
  • The cost for the footers and blocks.
Objectives To Next Reporting Period:
  • Obtain pricing for concrete from local companies as well as concrete block cost.
  • Have a visual design drawn up based on comparable plans used by other contractors.
Risks/Outstanding Issues/Problems:
  • Safe room foundation might not integrate into the floor frame.
    • Resolve integration problems by designing the frame around the safe room foundation (subject to change).
  • Crawl spaces tend to be sources of moisture and thus provide an environment for mold, fungi,and insects that destroy wood framing.
    • Build the frame at least 24 inches off the ground and have polypropylene lining to prevent moister from rising from the ground.
    • Have good ventilation to evaporate any moister but without compromising runoff water protection.
  • This week is test week for most of my classes. Therefore, I might not have as much time for research that I might otherwise have had.
